HVAC Commissioning

HVAC commissioning verifies that air handling, chilled water, ventilation and control systems deliver the airflow, temperature and humidity the design calls for, in every season, operating mode and occupancy level. In a climate like Saudi Arabia’s, that is the difference between a comfortable building and an expensive one.

Cooling Is Your Biggest Energy Bill. Make Sure It Works.

HVAC is usually the largest energy user in a Saudi building and the first thing occupants complain about. Poorly tuned chillers, hunting control loops and unbalanced air distribution waste energy every hour the building runs. We catch these issues before handover, when fixing them costs the least.

HVAC Systems We Commission

  • Air handling units, fresh air units and energy recovery units
  • Fan coil units, VAV and CAV terminals, VRF and split systems
  • Chillers, cooling towers and condenser water systems
  • Chilled water pumps, variable speed drives and heat exchangers
  • Car park ventilation, kitchen exhaust and toilet extract
  • Stairwell and lobby pressurisation, smoke extraction
  • BMS points, control sequences, trends and alarms

How We Commission HVAC Systems

  1. Commissioning plan. We review the construction documents early and set out every HVAC test, procedure and acceptance criterion. The consultant approves the plan before site work starts.
  2. Pre-start inspection. AHU sections, belts, fan rotation, drain pans, coils, filters and insulation checked before anything runs.
  3. Start-up and fan performance. Fan speed, motor current and airflow measured; drives adjusted to the design duty point.
  4. Chiller plant testing. Refrigerant charge, safeties, full and part load performance, and lead and lag sequencing.
  5. Air and water systems balanced to design (see our TAB service).
  6. Controls and sequences. Economiser, cooling, night setback, fire mode and smoke purge sequences tested and confirmed with BMS trend data.
  7. Trend review. 72 hours of trend logs reviewed to confirm stable operation before sign-off.

Standards We Follow

ASHRAE Guideline 0 and Guideline 1.1, ASHRAE 90.1, NEBB and AABC procedures, SMACNA, CIBSE Commissioning Code A and ISO 10816 for vibration.

Frequently Asked Questions

1. What does HVAC commissioning include?

It includes installation checks, equipment start-up, performance testing, air and water balancing, controls and sequence testing, and documented handover. Every HVAC system is tested against the design in all of its operating modes.

It is the document that sets out every HVAC test, who does it, when, and what result counts as a pass. It is reviewed and approved by the consultant before commissioning starts on site.

The usual causes are control sequences that were never fully tested, unbalanced air or water flows, and equipment set up away from its duty point. Commissioning tests all three before the building is occupied.

Yes. Correctly balanced systems, tuned control loops and proper chiller sequencing reduce the energy a building uses from the first day of operation.
