HVAC Pre-Commissioning

HVAC pre-commissioning is the set of checks that confirms a system is fully installed, connected, clean and safe to start before functional testing begins. It is the step that stops commissioning programmes from stalling on site.

Most Delays Start With a System That Was Not Ready

Testing a system that is missing a damper, has a closed isolation valve or has no power is a wasted day for everyone. Pre-commissioning catches these gaps early, gives the contractor a clear list to close, and keeps the testing programme on schedule.

Pre-Commissioning Checks

  • Approved shop drawings and HVAC design criteria reviewed against the installation
  • Equipment installed level, supported and with maintenance clearances
  • Ductwork complete, sealed and clean, with access doors and dampers in place
  • Filters installed and drain pans and condensate traps correct
  • Pipework flushed, pressure tested and correctly insulated, including vapour barriers on chilled water
  • Valves tagged, labelled and in the right position
  • Flexible connections on pumps, AHUs and FCUs correctly installed
  • Fan rotation, belt tension and motor alignment confirmed
  • Electrical supply and controls wiring ready for start-up
  • Plant rooms clean and clear of construction debris

How We Run Pre-Commissioning

  1. Document review. Shop drawings, equipment schedules and specifications checked before we go to site.
  2. Site inspection. System by system walk down using our pre-functional checklists.
  3. Deficiency list. Every gap logged with photos and assigned to the responsible party.
  4. Readiness confirmation. Systems released for start-up and functional testing only when the checklist is complete.

What You Receive

Completed pre-functional checklists for each system · Photographic deficiency report · System readiness register showing what is cleared for testing

HVAC Pre-Commissioning FAQ

Do you have any question?

1. What is the difference between pre-commissioning and commissioning?

Pre-commissioning confirms a system is installed correctly and ready to run. Commissioning then starts the system and proves it performs as designed.

The contractor prepares the system and the commissioning authority verifies it. TABCOMM inspects independently and signs off readiness system by system.

It is a system specific checklist that confirms installation, connections, labelling and safety items are complete before start-up and functional testing.
