Retro Commissioning

Retro-commissioning (Retro-Cx) applies the commissioning process to a building that is already in use. We investigate how the MEP systems actually run today, compare that to the original design intent, and give you a prioritised plan to restore performance and cut energy waste.

Buildings Drift. Retro-Commissioning Brings Them Back.

Over the years, setpoints get overridden, dampers get stuck, filters load up and control loops end up running in manual. Nobody decides to waste energy; it just happens one small change at a time. Retro-commissioning finds those changes and reverses them, usually without major capital spend.

Retro-Commissioning Scope

1. Mechanical systems

  • AHU condition: filters, coils, belts, bearings and drain pans
  • Airflow re-survey at terminals compared with the original TAB report
  • Re-balancing of air and chilled water systems
  • Chiller performance, condenser cleaning and chilled water reset strategy
  • Pump duty points, VSD settings and strainer condition
  • Water treatment sampling

2. Electrical systems

  • Infrared thermographic survey of switchgear, busbars and terminations under load
  • 7 day power quality analysis: harmonics, power factor and voltage unbalance
  • Protection relay re-testing
  • Generator, ATS and UPS re-testing, including battery autonomy
  • Panel schedule and earthing audit

3. Controls and BMS

  • Control logic review and overridden points
  • PID loop re-tuning
  • Setpoint and schedule optimization
  • Alarm history review and fault detection
  • Energy baseline from 12 months of consumption data

How We Run Retro-Commissioning

  1. Document review. As-built drawings, maintenance records and previous commissioning reports collected and reviewed.
  2. Site investigation. Inspections and measurements during normal occupancy, coordinated with your facility team to avoid disruption.
  3. Findings report. Every deficiency classified by severity, with recommended action and estimated energy saving.
  4. Implementation support. We verify each corrective action carried out by your maintenance team or contractor.
  5. Completion certificate. Issued once agreed actions are verified and documented.

What You Receive

Retro-Cx findings report with an implementation priority matrix · Energy saving opportunities with estimated kWh per year · Updated TAB report · Thermographic and power quality reports · BMS change log · Updated as-built mark-ups · Retro-Cx completion certificate

Retro- Commissioning FAQ

1. What is retro-commissioning?

Retro-commissioning is a systematic investigation of an existing building’s MEP systems to find faults, restore design performance and reduce energy use. It applies to buildings that were never commissioned or have drifted over time.

Retro-commissioning is for a building that was never commissioned. Re-commissioning repeats the process on a building that was commissioned before. TABCOMM delivers both with the same method.

We plan every site activity with your facility team. Thermal surveys and power quality logging run under normal load with no shutdown, and BMS data is pulled remotely where possible

It depends on the building’s condition. Our findings report gives an estimated kWh saving for each recommended action so you can prioritise by return.
